The ugly bathroom is (literally) falling apart... When your bathroom tiles start throwing themselves on to the floor, as if by magic, I think it’s sign to get a move on with the renovation. Recently, one of our friends shut the bathroom door and the tiles above the doorframe nearly fell on his head! 🤕 We knew the tiles had all blown just by looking at the walls, but it’s starting to become a bit of a hazard (don’t even get me started on the polystyrene office tiles that are on the bathroom ceiling!). At least now we have both agreed to prioritise the bathroom before the kitchen... 🛁🚽🚿 . . . . . . . . . . . . . #bathroomtiles#blowntiles#barewalls#firsthome#homerenovation#bathroom#northlondon#interiorstyling#renoproject#bathroomdesign#ourfirstrenovation

Whether wholesaling, rehabbing, or purchasing a buy and hold/cash flow property, one of the biggest mistakes made by those just starting out is to fail to account for all the hidden fees or costs of a given deal. For the newbies out there (and to be clear, I’m a newbie in more ways than not), it’s very important that you take your time with every prospective deal (don’t get ahead of yourself or “fall in love with potential”), that you educate yourself on what kind of costs to expect (or that might pop up), and that you proceed accordingly when making an offer and when sticking to a certain highest and best/bottom line. At the end of the day, if you don’t KNOW you made money going in, then you probably didn’t buy right. What are some fees or costs that you’ve failed to account for in your deals? Let me ⬇️know⬇️!
Hello 🤗 . . #travaux#longere#longereenrenovation#echafaudage#weekend#familyreno#teambricoleuse#vieillemaison#teamreno#autoconstruction#builthousse#travauxmaison#autorenovation#fermette#homerenovation#teamreno#chantierencours#maisonenchantier#longeresarthoise#sarthe#duneufdanlancien#homesweethome#mamaison#picsoftheday#instapics#projet#likeforlikes#followme

PROJECT HIGHLIGHT: Canadian Museum of History (pt. 5/6) . Beyond the myriad of fixtures required, this type of project comes with its own set of challenges! One of them is using LED technology to recreate the warmth and subtlety of halogen, as LEDs are often too bright for the more subtle needs of a museum. .
